People's Self-Help Housing (PSHH) is seeking a financial professional responsible for managing a portfolio of affordable housing assets. With a primary responsibility to make recommendations on strategic decisions that maximize returns while minimizing risks. You will be in a fast-paced, dynamic environment, and must possess strong analytic skills, attention to detail, and the ability to make informed financial decisions. As a partner to other departments within the company, it is important that you have a positive attitude and drive to provide a cohesive and supportive service to all internal departments.

With a mission to build affordable homes, with site-based services that offer opportunities to change lives and strengthen communities, People's Self-Help Housing is the longest serving nonprofit developer on California’s Central Coast. We serve low income working families, farmworkers, seniors and veterans and provide welcoming environments for those living with disabilities and for the formerly homeless. Along with building and managing beautiful and accessible neighborhoods in San Luis, Santa Barbara, and Ventura counties, we offer a broad array of programs to promote, health, education and connections to community-based resources.

This is a full time position (40 hours per week, 5 days per week).

Responsibilities

  • Manages long term financial and physical viability of the affordable rental housing and commercial properties portfolios.
  • Maintains close working relationships with other departments to maximize asset values and net revenue in order to limit risk liabilities for a 2,000 unit affordable housing rental portfolio, and sites with commercial spaces for lease.
  • Reviews, contributes to and jointly approves calendar and fiscal year operating budgets.
  • Coordinates and analyzes all PCNA’s and 504 transition plans on occasion.
  • Analyzes real estate taxes and complete all annual welfare exemptions.
  • Creates and analyzes pro formas.
  • Assist with 15 year exits from limited partnerships.
  • Quarterly and annual financial review for all properties.
  • Coordinates and completes quarterly watch list.
  • Prepares and implements Asset Management plans.
  • Interacts with company’s insurance policy carriers and participates in related risk assessments and mitigation planning for properties.
  • Hard debt refinancing.
  • Quarterly review of capital accounts, replacement reserve accounts and losses to determine future capital planning strategies.
  • Completes business license applications and renewals.
  • Completes and implements 20 year capital improvement plans for all properties.
  • Analyzes residual receipt calculations on a quarterly basis.
  • Ensure all work is performed in compliance with the program regulations and federal and state laws.
  • Leases and generally oversees commercial spaces.

Requirements

  • Minimum of 5 years’ experience in Real Estate, Asset Management, and/or Portfolio Management.
  • Prior experience and familiarity of Tax Credit, HUD, Bond, Section 8, USDA and RD.
  • Familiar with property management software (Yardi or Real Page)
  • Bachelor’s degree in related field is desired.
  • Must possess a valid CA driver’s license, proof of insurance and have access to a reliable vehicle.
  • Sitting for long periods of time. Some standing, walking, stretching and reaching. Minimal lifting.
  • 5-10% of work time requires travel to visit properties and offsite stakeholders.
  • Ability to work autonomously.
  • Positive, and outgoing personality and outlook.
  • Excellent time management skills, meeting all deadlines.
  • Possess strong problem-solving and analytical skills
  • Exceptional written/verbal communication skills
  • Ability to read and analyze financial statements
  • Organized, detail oriented and focused
  • Proactive approach to task and department management
  • MS Office proficient, intermediate+ Excel abilities
  • Yardi system proficient
  • Ability to work in any team setting
  • Proven ability to treat pertinent information with confidentiality
  • Ability to work and maintain relationships with a wide range of consultants and business partners.

Job Type: Full-time

Pay: $70,000.00 - $82,000.00 per year
