ASSISTANT COMMUNITY MANAGER
*
_ Responsible for ensuring the efficient operation of the property under the direction of the Property Manager.Essential Duties and Responsibilities: **_

Responsibilities include the following but are not limited to those listed. Additional duties or job functions that can be performed safely may be required as deemed necessary by the Community Manager or Brookside
Properties.

  • Assisting the Community Manager in interviewing, screening and hiring of any potential employee for all departments.
  • Assisting the Community Manager in subsequent orientation training and scheduling of all office personnel.
  • Assisting the Community Manager in achieving delinquency standards weekly/monthly.
  • Assisting the Community Manager in achieving occupancy goals and leasing expectations of the property by utilizing various marketing methods and programs.
  • Assisting the Community Manager with entering purchase orders and invoices.
  • Leasing of the property by ensuring all sales techniques and marketing methods required by the management company are being used effectively and in a professional manner.
  • Ensuring a professional appearance and attitude, at all times.
  • Having a thorough knowledge of all Brookside policies and procedures, as well as the community-specific policies.
  • Having a thorough knowledge of leasing techniques and sales methods as designated by Brookside, as well as knowledge of property rental information.
  • Posting rent to the rent roll tracking system.
  • Contacting businesses and locator services and providing promotional materials.
  • Ensuring that all resident requests or complaints are responded to in a timely, efficient, and courteous manner.
  • Assisting the Community Manager in designing, implementing and maintaining a resident retention program, i.e. newsletter, referral program, social activities, etc.
  • Ensuring that personnel in all departments operate within OSHA and EPA standards as well as follow all Fair Housing regulations.
  • Ensuring required reports are completed and submitted when due.

Qualifications: To perform this job successfully, an individual must be able to execute each essential duty in a satisfactory manner. The requirements listed below are representative of the knowledge, skill, and/or ability required.

  • A high school diploma or GED is required, in addition to one to six months related experience and/or training.
  • The ability to apply common sense and understanding in certain situations, and to deal with problems involving a few concrete variables in standardized situations.
  • Basic computer skills including the knowledge of how to recognize and operate a mouse and keyboard.
  • The ability to add, subtract, multiply and divide all units of measure.
  • The ability to calculate figures and amounts such as discounts, interest, commissions, proportions and percentages.
  • The ability to read and comprehend simple instructions and write simple correspondence, as well as effectively present information in one on one and small group situations to residents, employees, and vendors.
  • The ability to walk properties frequently and regularly while being exposed to outside weather conditions.
  • The ability to climb stairs as business dictates and occasionally lift and/or move up to 25 pounds.
