Summary: The primary requirement of this position is to oversee all maintenance, turnovers, projects and related tasks on the property and assist all associated staff and contractors for the Northeast Properties.

Responsibilities include but are not limited to:

1. Responsible for answering service calls that are placed by residents and management - must be able to perform advanced repairs for all plumbing, electrical, carpentry, appliances, and miscellaneous systems and structures in residental and commercial spaces

2. Work and maintain mobile technology and property management software to administer and assign work orders, receiving assignments, recording work & materials used, reporting expenses, closing out work orders, performing inspections, inventory reports, etc.

3. Responsible for the oversight and maintenance of buildings as a whole - must have an advanced working knowledge of major building structures and systems, including HVAC, boilers, elevators, fire/life safety, general building structure, and roofs

4. Perform preventative maintenance on all equipment throughout all northeast SilverBrick properties including: filter changes, oil and other fluid checks, equipment maintenance and tune ups, etc.

5. Handle the on-call maintenance schedule and assist all property managers with apartment turn over schedules for all northeast properties

6. Understand the subcontractor’s scope of work and ensure the phasing of the work proceeds on a timely basis

7. Ensure the property and job site is clean and safe at all times; review safety procedures and toolbox safety with staff and subcontractors, walk the property to check for operational exit and flood lights, fire doors, clear stairway and hallways

8. Use company phones to document vandalism & damage to the property and work with
Property Manager to resolve issues related thereto

9. Provide good customer service to residents and tenants - be pleasant and professional in interactions, respect their living/working space, and ensure that their apartments/commercial space and belongings are clean and safe during repair

10. Oversee work orders from opening to completion (including mobile work order technology) including investigating resident complaints and enforcing lease and local ordinance regulations

11. Manage all snow removal of all northeast properties. Assist with plowing and snow removal at each property when needed

12. Coordinate with the Regional Director of Facilities, Regional Property Manager, and
Property Managers for processing of purchase orders and invoices

13. Accurately maintain records; daily field logs, work order reports, time cards, safety logs, incident reports, etc.

14. Ensure apartments are turned over in excellent condition

15. Coach and train staff throughout the year to improve the quality of all work

16. Perform all related administrative tasks

17. Responsible for organizing and maintaining all shops including cleanliness.

18. Work with management to ensure all supplies are inventoried and stored correctly

19. Miscellaneous tasks as directed

Requirements:

  • Must be physically able to carry out job tasks - able to lift 100lbs, able to walk for at least an hour
  • Must be able to provide a valid driver license with a clean driving record and must have reliable transportation
  • Must be willing to travel to each property as needed; properties are in Springfield, Chicopee, and Worcester, MA along with one property in East Hartford, CT.
  • Must report to work on time and in clear-headed state of mind, ready and able to perform job responsibilities

Qualifications:

  • Minimum of 3 -7 years full-time maintenance, or other related experience utilizing a work order-based system; Minimum of 2 years in a supervisory role
  • Ability to supervise, coach/train, and motivate staff
  • Working knowledge of electricity, plumbing, carpentry, painting, refurbishing and mechanical equipment
  • Boiler operation and maintenance experience preferred
  • Familiarity with HVAC system and various appliances
  • Good work safety habits
  • Excellent communication skills
  • Strong technology skills including GSuite, AppFolio, and Teamwork

Job Type: Full-time

Pay: $48,000.00 - $55,000.00 per year

Ability to commute/relocate:

  • Springfield, MA: Reliably commute or planning to relocate before starting work (Preferred)

Experience:

  • Maintenance: 2 years (Preferred)
  • Management: 1 year (Preferred)

License/Certification:

  • Driver's License (Preferred)
