SULLIVAN CONSTRUCTION COMPANY – Seeking an experienced Superintendent. Travel may be required.
The Superintendent will oversee the daily site management and work closely with Project Management Team for our clients unique luxury brand retail projects and lead the project team to successful completion. Our national clients include Neiman Marcus, Saks Fifth Avenue, Gucci and Balenciaga just to name a few.
The Superintendent is responsible for the direct supervision and scheduling of subcontractors and laborers to ensure the compliance of plans and specifications, safety and to ensure Sullivan’s high quality standards.
The Superintendent also provides assistance with drawing clarification between the architect, subcontractor, and owner.
Qualifications:
· Intermediate computer and current technology skills are required to upload information to the management team
· Commercial construction experience is required, high-end retail a plus
· Ability to maintain and execute construction schedule with customers, vendors, and employees
· Effectively lead and manage teams on the job site
· Ability to prioritize multiple tasks and problem solve
· Ability to read and understand construction plans and documents
· Knowledge of current construction practices, procedures and safety requirements
· Communicate effectively with company personnel, clients and vendors at all company levels
· Knowledge of local, state and federal building codes
· Basic construction skills and tools are required.
Responsibilities
· Supervises and schedules subcontractors, laborers and on-site personnel
· Represents company values and creates a professional work environment
· Ensures that all on-site personnel comply with project procedures, safety program requirements, work rules, etc. Documents all violations, notifies project management, and recommends/implements corrective actions as required
· Verify that the most current plans, specifications, and addendum's are being used
· Keep daily project records such as: job log, safety meetings, long lead items
· Review the project schedule weekly. Identify scheduling delays, conflict, problems, etc. Identify and initiate ways to resolve, improve and catch up.
· Quality control: The superintendent should physically review work in progress daily and notify subcontractors of non-compliance promptly
· Assist the Project Manager with pay applications by providing information and/or verification of work in progress status and material stored
· Coordinate with subcontractors to ensure sufficient notice both for start times as well as delays to previously notified schedules
· Ensures that the subcontractor is complying with the most current construction documents, regulations and safety standards
· Meet with subcontractors on site to clarify, discuss, and resolve issues associated with the change
· Ability to make punch list repairs such as drywall, patch and painting as required.
· Verify field dimensions utilizing laser and tape measure with specified bench marks.
