We have an exceptional opportunity for an experienced Land Development Director . This position is responsible for the oversight of horizontal development and field work at Babcock Ranch for the Communities Development Division including budgeting, bidding, coordination of government approvals and the timely, on budget conveyance of deliverables.

Essential Duties and Responsibilities
· Develops budgets for horizontal development and improvements and confirms the budgets through third party bidding. Maintains and tracks the ongoing costs to complete for each project assuring adherence to specifications, budget and timeline approved in the business plan.
· Creates and maintains project schedules using Microsoft Project software.
· Oversees documentation and information including scheduling commitments and ensures quality work throughout the project.
· Directs development staff, engineers and contractors working on projects to monitor work progress including productivity and safety compliance.
· Ensures contracts reflect an accurate scope of work to be performed and the company’s interests are protected by following internal contract policies and procedures.
· Coordinates the governmental approval process.
· Prepares, manages and updates the detailed project schedule with bi-weekly progress reports for costs to complete and variance issues.
· Monitors monthly financials to ensure costs are coded and reflected per the original contract and budget. Provides detail explanations for variances.
· Responsible for photographic documentation of the project.
· Assists the Senior Management Team with financial analysis related to Babcock Ranch and other projects developed by Kitson & Partners.
· Performs other related duties as assigned by the SVP – Development
Qualifications:
· Experience working in the real estate development business specifically with horizontal development.
· Experience working in Southwest Florida preferred.
· Ability to read construction and engineering drawings.
· Basic estimating skills.
· Financial and budget acumen.
· Strong planning and organization skills.
· Skilled in written and verbal communication.
· The ability to manage multiple tasks and shift priorities.
· Knowledge of Project Construction software.
· Ability to thrive in a fast-paced team environment.
· MS Word and Excel knowledge.
· Familiarity with planning and zoning concepts as well as state and federal permitting.
· Experience working with state and local government agencies.
· Ability to manage outside contractors such as civil engineers, landscape architects, utility consultants, soil engineers, environmental engineers and other professionals for scope of work, project requirements, project timelines, etc.
· Experience with monitoring the status of projects, business plan targets and budgets to ensure that contractors are functioning efficiently.
Educations and/or Experience:
· A four-year civil engineering or construction management degree is required together with five years of experience in a related field. Can substitute 4-year degree with AS degree and proven and verifiable experience.
Work Environment:
· The associate must be able to withstand working, breathing and being outdoors up to 75% of working hours.
· Must be able to withstand the heat and humidity associated with SW Florida, work in noisy construction areas, and in areas where moving from one location to another involves walking through dirt, mud or water with no roadways or sidewalks.
