GENERAL SUPERINTENDENT
Mission: The General Superintendents primary responsibility is to ensure that the overall project meets the Quality Level, Schedule, and Budget set forth by the Office. The General Superintendent is also ultimately responsible for ensuring all Inspections and reports are properly completed and closed out. In addition, the general superintendent is responsible for ensuring the project is final inspected and punched out to completion. We build luxury residences and the commitment to quality is higher than expected in other companies. Professionalism and attention to detail is expected. Below is a general outline of the area supers responsibility.
The duty of the Superintendent includes:
- Prepares site logistics plans for cranes, hoists, pumps, temporary offices, etc.
- Organizes and has installed all temporary services, including water, sewer if applicable, power, phones etc.
- Organizes parking for subcontractors when site requires such.
- Ensures proper MOT and Flagging is arranged for the work.
- Arranges and chairs the weekly subcontractor meeting.
- Prepares accurate and detailed daily reports of all on going activities, problems, and manpower.
- Issues weekly manpower reports for all trades to the home office
- Verifies that the contract documents and specifications are adhered to.
- Ensures that all revisions and changes are incorporated into the project.
- Maintains a clean, organized, and neat project always.
- Watches the weather and prepares the project for hurricanes and or other storms.
- Creates plans for temporary Air Conditioning or other similar situations, to allow schedules to be met for finished trades.
- Prepares, marks up, reviews in great detail, interim 8 week Look ahead Schedules for the entire project (updated every week), reviews with Scheduling Consultant and Exec/VP. This is required weekly.
- Oversees and is responsible for AHJ inspections and maintaining overall inspection log.
- Meets with and obtains information from AHJ inspectors regarding TCO and CO requirements.
- Prepares mockups of everything for approval (fire stop assemblies, drywall assemblies, ceiling sections etc.)
- Plans project properly for maximum productivity, schedules properly the correct sequence for all trades.
- Assures adequate supervision remains on site as long as subcontractors are working.
- Anticipates conflicts with the sequence of work by reading plans, shop drawings, and submittals carefully, and takes corrective steps to prevent out of sequenced work.
- Meets with Ownership and VPs of subcontracting firms that are falling behind schedule and works out recovery schedules conducive to the projects success.
- Controls all required deliveries and verifies materials meet the submittal and contract document requirements.
- Ensures quality control in the field.
- Is responsible for reading and resolving any open issues for all consultant inspection reports.
- Keeps a record of all equipment either purchased on the job or rented and sends it to the Project Administrator at the Home office.
- Provides cursory review of certain shop drawings (windows, trench drains, roofing, planter waterproofing to name a few), to ensure correct sequencing, and means & methods fit with schedule and coordination of trades.
- Provides oversight in coordination meetings with subcontractors to ensure efforts will work in the field.
- Coordinates with PM to schedule pre-job kickoff meetings with all subcontractors in area of work (once subcontractor is hired by PM, it is the supers responsibility to coordinate the field visits and kickoff meetings) This is mandatory.
- Participates and brings value to startup, TCO, and CO meetings.
- Confirms that red line, or as-built drawings are being maintained monthly as required by subcontracts.
- Check equipment against plans and approved submittals for compliance and correct model information.
- Ensure proper commissioning of equipment is completed.
- Always have a tape measure and confirm work in place prior to covering. Be proactive, not reactive.
- Create a pre drywall, or pre concrete, or pre millwork checklist and personally verify it, against the project plans.
- Reviews subcontractor scopes issued by project management and comments promptly. This is your toolbox. If you don't comment on the initial scope prior to contract, don't complain if you don't like it later.
- Review subcontractor application for payment regarding percentages complete
- Review subcontract change requests when asked for accuracy.
- Ensure damage back charge information is provided to PM for proper processing.
- Ensures all employees are treated with respect and fairness.
- Take ownership of everything you touch on the project.
- The General Superintendent must possess Luxury Residential project experience and have a complete understanding of the client expectations.
- Provide all required guidance to subcontractors in order to ensure that the scopes are completed within FB Developments building requirements.
- Communicate a daily summary of events to the Administrative Team member that is working on the same project scopes.
- Follows up on all subcontractor quality control checklists to ensure that the scopes are completed and warrantable per the contract documents.
- Coordinate with the Superintendents and Subcontractors daily to ensure all scope tasks are being sequenced according to the schedule and nothing is being missed.
