We are currently in search of a leasing manager for a high rise property in Philadelphia, Pa. The Leasing Manager is oftentimes the first person our residents and customers come into contact with and as such is required to provide excellent customer services to all future and current residents. Leasing Manager's primary responsibility is to supervise a team of leasing consultants to ensure maximum occupancy of rental units at all times and high renewal rate. Oversees completion of all necessary paperwork and ensures proper customer service.
Duties and Responsibility:
- Maintain an average closing ratio of 25% or greater and ensure leasing team achieves same goal.
- Maintain an average of 85% on employee shopping reports and ensure leasing team achieves same goal.
- Post ads and/or ensure ads are being posted to Craigslist via Marketing Center no less than three times per day and for each day that the office is open.
- Effectively managing Lead2Lease by ensuring Unmanaged Leads are responded to within 24 hours and Needing Management leads are followed up with according to company policy.
- Assist in monitoring any social media and responding to all reviews according to company policy.
- Show vacant apartments utilizing professional leasing procedures and maintain a high level of continued occupancy by leasing apartments in a timely manner and in accordance with YieldStar rates.
- Assures that prospective residents are reached through advertising and further markets the property by responding to phone and/or email inquiries and property visits.
- Diligently and consistently reply to and follow up with prospective residents who have expressed an interest.
Skill Requirement:
- Have a “people person”, outgoing and compassionate personality with the ability to relate to people from all walks of life.
- Possess strong sales skills.
- Have knowledge of property management policies and procedures.
- Proficient in computer skills, including Microsoft Office products.
- Knowledge of RealPage products preferred, including OneSite, YieldStar, Lead2Lease and Ops Technology.
- Possess strong multi-tasking and organizational skills.
- Should have general knowledge of Fair Housing.
- Communicate effectively, both verbally and in writing.
- Ability to perform at high levels in a fast-paced work environment and successfully adapt to changing priorities and work demands.
- Possess excellent conflict resolution skills, with the ability to address difficult or sensitive issues in a compassionate yet straightforward manner.
- Able to establish and maintain effective working relationships with peers, superiors, residents, community service agencies and the public.
- Skilled in communicating with all types of people in a wide variety of situations.
Position Requirement:
- Education: High school diploma or GED.
- Experience: Minimum of two years of leasing in residential property management or related experience or combination of education and experience.
- Experience managing others.
- Willingness to help and work in areas other than leasing.
- National Apartment Leasing Professional (NALP) a plus!
- Onesite property management software experience.
- Able to work Saturdays and Sundays, required.
