Job Function/Purpose

The purpose of the Loan Delivery Specialist is to perform functions necessary to package and deliver loans to FNMA, FHLMC, GNMA or a Private Investor Dollar Bank chooses to sell the loan to. Obtain any missing or deficient documents as a result of the salability/post-closing audit. Responsible for insuring all government loans. Submit miscellaneous CRA closed loan products for funding. Follow for the trailing documents after loan closing with Residential Lending, Title Companies or the company we purchased the loan from. Perfect Consumer loan titles for auto, boat, trailer and RV titles to ensure Dollar Bank has a good lien. The Specialist II helps support the analysts in the department and is looked upon as a resource for training new staff, answering questions and assisting in solving problems that may arise during the loan delivery.

Qualifications
 High School diploma or GED required.
 Requires a minimum of three (3) years in closing/post-closing/loan processing or five (5) years mortgage banking experience in related areas.
 Must have knowledge and understanding of mortgage banking principles, lending requirements, and secondary marketing exceptions and requirements.
 Must have knowledge of our investor’s selling systems and other applications utilized by the investors for verification of delivery data and knowledge of how to remedy errors identified.
 Must have knowledge of loan documentation, government insuring requirements and CRA programs and understanding of investor guidelines relative to loan closing.
 Must have experience in regulatory compliance relative to state, federal and investor compliance requirements. Must have knowledge to identify compliance errors that impact salability.
 Must have accurate data entry skills.
 Must have excellent mathematical and analytical skills.
 Must be able to manage time efficiently, prioritize tasks and meet deadlines.
 Must have excellent written and verbal communication skills.
 Must have strong propensity for detail, accuracy and work independently with minimal supervision.
 Must be professional and courteous with in internal and external customers.
 Strong knowledge of Microsoft Office applications.
 Must be able to prioritize the workload and have the ability to train new staff.
 Knowledge of FHLMC, FNMA and GNMA delivers along with all other programs as they relate to shipping loans.
 Knowledge of FNMA Early Check to be able to remedy data errors as needed.

Principal Activities/Objectives
 Perform tasks necessary to submit CRA loans to the correct investor so Dollar Bank receives funding within the allotted time frames. This responsibility includes verification of documents prior to submission.
 Perform tasks necessary to submit government loans for insuring or guarantee. This responsibility includes analysis and auditing of documents prior to insuring through the proper government agency, correcting deficient documents and obtaining outstanding documents prior to submission. This must be completed within the dedicated deadlines dictated by FHA and VA.
 Perform tasks necessary to obtain missing or corrected documents which prohibited a loan from being sold, insured or funded. This entails persistent follow-up with a multitude of different Title Companies and/or Correspondents to obtain the correction so deadlines can be adhered to.
 Perform tasks necessary to complete all steps to ensure deliveries to FNMA, FHLMC and GNMA and any other investor are completed within the allotted time frames.
 Responsible for data entry into our document tracking system as to document status; whether correct, missing or incorrect. Ability to generate memo and summary report to applicable parties relevant to document status.
 Follow-up for documents routinely missing from loan file, i.e. recorded mortgages and title policies. Upon receipt of an outstanding item, the item must be audited for correctness and updated in the document tracking system.
 Track and monitor the proper transferring of loans on the MERS system to ensure loans purchased by Dollar Bank are appropriately transferred.
 Be able to understand and efficiently use all computer software used by the department.
 Work with banks, customers, dealers, messenger services, the Department of Transportation and FDI (Electronic Titling) in Ohio and Pennsylvania to perfect titles.
 Work with department analysts and management in implementing new procedures by assisting in the facilitation of staff training.
