InfraHire is looking for Maintenance Lead Technician in Hampton, VA.
SUMMARY
Residential property management company is looking for an experienced maintenance supervisor who still likes to run tickets. Must have experience managing a team and coaching other technicians. Must be familiar in all working trades – electrical, plumbing, carpentry, painting, and HVAC and will be actively involved in maintaining and repairing rental properties throughout the Hampton Roads region.
ESSENTIAL FUNCTIONS
- Performs maintenance tasks for all units .
- Meets daily with Property Manager and technicians to review open work orders.
- Serves as a point of escalation for other maintenance technicians in the region when they need additional help or support.
- Reviews any tenant calls with “on call” personnel .
- Reviews any tenant “go backs” with technicians.
- Conducts inspections of vacated properties 1-2 days after the property has been vacated. Completes Property Condition Report and appropriate Work Orders.
- Conducts walk-throughs of properties before new tenant moves in.
- Notifies and obtains bids from approved outside contractors if their services are required to perform maintenance/re-hab activities.
- Investigates problems on various mechanical and electrical equipment in heating, cooling, and ventilation systems.
- Organizes maintenance shops on East End properties and maintains proper supply levels in each according to needs of the property.
MINIMUM REQUIREMENTS
- Excellent oral and written communication skills with a commitment to customer service
- 5+ years’ experience in supervising working trades
- Valid driver’s license and clean driving record to qualify for a company vehicle
- Proficient computer skills, especially with Excel and Outlook
- Knowledge/experience with all working trades to include electrical, carpentry, plumbing, and HVAC
- HVAC Certification required.
