Multi-Site Community Managers for Fusion are responsible for the real estate operations and profitability of designated assets in their portfolio. Daily decisions will be required that may include, approval of new residents, termination of existing resident through eviction, and assist Regional Manager with procuring bids for maintaining the asset or bidding capital improvement projects. Fusion PMC requires all properties under management to have an annual budget and management plan approved by ownership and provides full, detailed monthly operating financials to ownership of the performance of the asset to this business plan. Multi-Site Community Manager are central to assisting assigned Regional Managers with both tasks. An effective Multi-Site Community Manager will have knowledge of basic real estate maintenance, accounting practices, strong customer service and communication skills, excellent marketing skills and an understanding of the full requirements of the ongoing daily operations of a multifamily community including life safety and fair housing requirements.

Relationships

· Reports to Regional Manager and Director of Property Operations of the management company.

· Supervises all on-site personnel at properties assigned.

· Maintains relationships with peers and all other departments within the company.

· Maintains relationships with suppliers, vendors, and others serving the Company or the property.

· Interact with ownership as directed.

Activities

· Maintaining the physical asset

- Supervises employees and contractors.

- Conducts formal site inspections of building interior and exterior.

- Makes recommendations to Regional Manager for physical repairs and/or replacements.

- Ensures observance of safety regulations.

· Marketing and leasing

- Responsible for leasing of all units within the assigned portfolio.

- Regularly evaluates market conditions and the properties market comparables.

- Makes recommendations to Regional Manager on how to improve marketing and leasing programs.

- With Regional Manager implements community marketing plan.

- Responsible for all rental applications and lease forms accuracy and compliance with established policies and procedures.

· Rent management

- Responsible for rent collection in accordance with policies and procedures of the company.

- In coordination with Regional Manager monitors rental rate recommendations for new leases and renewals based on budget plan and current market information. No more than 10% of all leases shall be month to month.

- Recommends to Regional Manager market rents for assets under management.

· Financial reporting and control

- Completes Monday Morning Reports accurately and on time.

- Helps Regional Manager develop annual property management plan and operating budget.

- Completes and updates property renovation trackers when applicable.

- Submits payments to Regional Manager for approval (payroll, invoices, resident move outs).

- Submits capital expenditures to Regional Manager for approval in accordance with company policy and procedures.

· Administration

- Assists with employee selection, training, and control, and assures that all supervised employees comply with the appropriate policies and procedures.

- Interfaces with outside professionals regarding legal, accounting, insurance, tax, and other matters, as appropriate.

- Ensures property files and records are maintained in compliance with established policies and procedures.

- Continually improves management and technical skills.

- Spends agreed-upon percentage of time on obtaining industry and market knowledge, community relations, and asset evaluation.

· Resident Relations

- Maintaining positive resident relations is a key factor to successful property management; as a Multi-Site Community Manager, it is your job always to be responsive, courteous, attentive and professional when interacting with residents.

Job Type: Full-time

Pay: $28.00 - $30.00 per hour
