Position Summary: The Post-Purchase Coordinator is responsible for managing the affiliate’s post-purchase functions: facilitating the transition to homeownership; tracking homeowner mortgage payments and minimizing past due payments; and consulting on homeownership challenges. This position has an emphasis on facilitating sustainable homeownership and communities.

Employee Status: Full-time, Non-Exempt

Reports to: Director of Homeowner Services

Responsibilities/Duties/Functions/Tasks:

Homeowner Mortgage Payments:

  • Track and internally report mortgage payments
  • Manage delinquencies and counsel/assist homeowners with foreclosure prevention
  • Work with outside attorneys on HFHSTW’s behalf during foreclosures and homeowner bankruptcy proceedings

Post-Purchase Homeowner Assistance:

  • Assist with insured property losses, general insurance renewals, and annual property tax assessments
  • Facilitate warranty meetings and first-year follow-ups/surveys
  • Distribute email communications with resources and opportunities related to homeowners’ needs
  • Provide counseling to homeowners in need of critical housing repairs
  • Prepare home repair loan and grant applications

Other:

  • Facilitate after-hours homeowner workshops, on occasion
  • Operate in compliance with Habitat for Humanity St. Tammany West policies and procedures to act in compliance with fair housing, equal housing opportunity, privacy, and ADA laws
  • Maintain strictest confidentiality of homebuyer and homeowner information
  • Make daily bank deposits for Affiliate
  • Other duties as assigned

Required Qualifications:

  • Sensitivity to the needs of, and ability to work well with, low-income and diverse family units
  • Commitment and willingness to advocate for HFHSTW's mission and strategic plan
  • Excellent decision-making and problem-solving skills
  • Self-motivated - ability to work independently
  • Excellent communication and interpersonal skills
  • Strong computer skills, with willingness to learn job-specific software applications
  • Proven ability to plan and organize; including the ability to anticipate tasks, set priorities, and meet strict timelines under varying priorities
  • Capacity to develop and maintain successful and productive relationships with homebuyers, homeowners, supervisor, co-workers, management staff, volunteers, Board of Directors, and outside entities
  • Strong commitment to professional development
  • Ability to work in a fast-paced team environment
  • Ability to organize time, thoughts and energy on the job
  • Ability to maintain a professional manner in all situations
  • Ability to legally work in the United States

Education Requirements:

  • Four-year degree in relevant field, plus 3 years of experience preferred
  • Five years of relevant experience may be substituted for degree
  • Strong working knowledge of Microsoft Excel, Word, PowerPoint, and Outlook
  • Knowledge of housing programs & community development preferred
  • Willingness to obtain HUD certification in housing counseling
  • Willingness to obtain NeighborWorks America post-purchase counseling certification

Special Position Requirements:

  • Occasional availability outside of regular business hours
  • Reliable insured transportation
  • Ability to be insured by HFHSTW's automobile insurance carrier
  • Valid Driver's License

Physical Requirements:

  • Ability to communicate and exchange information
  • Ability to sit, stand, and walk for extended periods of time
  • Ability to use fingers to type, grab & manipulate
  • Ability to identify, recognize, perceive, observe, and assess potential issues/concerns
