The Property Manager role at Western Avenue Capital Management, Inc. requires someone who has strong interpersonal skills, an ability to communicate effectively, and is personable with vendors, tenants and members of the company. The Property Manager must maintain a high level of integrity and dependability and can perform under pressure and with tight deadlines. The Property Manager will work closely with firm’s principals and staff on a range of activities across the Company’s retail, NNN and multifamily portfolio.
The Property Manager will:
· Serve as the Company’s primary property management representative to deal with tenants, maintenance and service vendors, and inspectors.
· Exhibit independent discretion in managing operations at properties.
· Lead weekly property update meetings with company ownership.
· Proactively inspect properties, solicit bids and supervise repairs as needed at properties.
· Rely upon experience and expertise in maintenance of physical plant of properties and to serve as the primary contact with maintenance / service vendors for properties.
· Establish regular communication with tenants to investigate and resolve complaints.
· Provide property specific information related to managing the insurance, safety, security, marketing, and onsite personnel at the properties.
· Manage move-in and move-out flow including checking units, collecting tenant information, sending notices and dealing with deposits based on inspections.
· Operate Appfolio system to manage the customer data, maintenance requests, contracts and other related issues in the renting process.
· Upload latest property information to Company file management system.
· Regular travel to properties, including day trips via airplane if required.
About you

The Property Manager shall possess strong analytical and interpersonal skills, an interest in the real estate industry, and the ability to acquire new skills and/or product and sector knowledge in a fast-paced work environment. Further, the Property Manager shall possess a desire to work at a small firm with high ethical standards.
Additionally, the Property Manager will be expected to have and or develop the following:
- Experience in property management or other high intensity customer service role
- Excellent organizational and problem-solving skills with strong attention to detail
- Capability to effectively handle multiple projects simultaneously
- Strong verbal and written communication skills, including report writing skills
- Excellent time management skills and the ability to prioritize work
- Familiarity with conducting and managing repairs & construction
- Proficiency in Appfolio (or property management software) is preferred
- Undergraduate college coursework degree in Real Estate, Business, or Engineering, is preferred
- Conversational Spanish or Korean is a plus
· Other duties as assigned necessary to meet the Company’s property management goals.

Pay: $65,000.00 - $85,000.00 per year
