Summary
Responsible for setting direction and executing the strategic operational plans for a regional portfolio of properties through creating high performing teams. This role will work to ensure we maximize areas of revenue and generation, plan for improvements, focus on driving high levels of team member engagement and development of talent and ensuring we have an environment that is customer focused to ensure high levels of satisfaction for our residents. This role requires a high level of modeling Centerspace's mission and vision through our 6 keys.
This role will focus on the regional and community operations, fiscal performance and the overall success of the regional portfolio. Duties will be performed following Company procedures and in accordance with EHO and EEO regulations and guidelines.
Candidate will oversee two geographic regions, and must be based in the Denver area. Overnight travel on a monthly basis will be required, as well as local travel to property sites. Overall, travel may be up to 50% of the time.

Financial:
- Drives overall financial results for the region; can analyze and summarize key issues, trends and possible solutions and strategies to address.
- Prepares, reviews and conducts analysis of detailed budget variances, income/expense, capital expenditures, leasing costs, NOI and cash flow; financial analysis of capex projects relative to each site’s operational and financial status and goals.
- Timely and accurate review of budget variance reports and budget preparation, with appropriate adjustments to reflect changes or variances in programs and/or operating factors.
- Track, analyze and report on a variety of operating metrics covering: leasing, violations/compliance, accounts payable, accounts receivable, capital work, tenants’ issues, Fair Housing requests, emergency repairs, risk/loss, etc.
- Supervises and coordinates preparation of annual operating and capital budgets for each community property. Monitors and makes recommendations on budget performance and reviews and approves expenditures within specified budget guidelines.
- Direct property operations in a manner that is consistent with the property budget.
- Implement programs designed to increase NOI and/or property value.
- Prepares plans to ensure optimal performance of each property based on past results, future performance indicators and insights about the market and leader insights.
Operational:
- Responsible for providing direction and executing operational processes and procedures.
- Prepares reporting on financial results, team development, and relevant market conditions and external factors and trends with any insights to drive NOI.
- Identifies operational efficiencies, sharing within the company portfolio and champions operational excellence to maximize all resources.
- Manages operations team to achieve goals and develop a talent pipeline for their region and the broader portfolio.
- Ensures proper management of records according to federal and state guidelines and Centerspace requirements.
- Coordinates and implements marketing strategies, advertising campaigns, and resident retention programs for their region.
- Direct the implementation of preventative maintenance programs for mechanical systems, roofs, building exteriors, and structural building components.
- Takes action to remedy any safety or health hazards or unusual events. Partners with Risk Management to ensure that all team members are properly trained in safety awareness to limit property loss and damage or injury to residents, team members or guests.
- Ensure that the policies for authorized purchases/expenses are followed and implement guidelines set in partnership with the Director of Maintenance and Capital Improvements.
- Directly oversee all large-scale capital improvement projects.
- Ensure and oversee training for sales/leasing, marketing, maintenance, and other support staff.
- Ensure that rent collection remains a high priority. Consistently follow all aspects of the Centerspace rent collection policy.
- Periodically travel to assigned properties to inspect the common areas, parking lots, car ports, models and vacant apartments and ensure that the property has sharp curb appeal.
- Expected to belong to and/or serve on committees of local service clubs, charitable giving programs, merchant associations, Chamber of Commerce, or other business networking groups. Expected to participate in service projects, and to establish and maintain contacts within the community to promote Centerspace .

Leadership:
- Translates the overall business strategy into day to day execution, providing coaching and feedback to the community leaders, property and support teams.
- Develops and directs the testing of various improvements in brand standards and resident needs analysis; implements processes and systems that will generate higher team member productivity and/or revenues
- Builds a culture of continuous improvement.
- Presents operational updates on key business factors.
- Collaborates effectively with other Regional Directors, Operational leaders, Executives and support teams to improve business and talent results as well as scaling operations platform and processes.
- Able to communicate concisely and effectively to provide context, motivate teams, and share information.
- Motivates and leads a high-performance community leadership teams; attracts, recruits and retains qualified members of the operations team; provides mentoring as a cornerstone to the leader’s career development
- Leads, directs, hires, terminates, coaches and supervises the Community Leaders in the region. Monitors and approves all leave requests and time cards for all staff.
- Exhibits confidence in self and others, inspires and motivates others to perform well, effectively influences actions and opinions of others, accepts feedback from others, gives appropriate recognition to others, able to build morale and group commitments to goals and objectives, demonstrates group presentation skills, participates in meetings.
- Ensures that all staff complies with internal policies/procedures, department programs, training requirements, Fair Housing laws and all other applicable rules and regulations.
- Coaches team member to continued their career development and strengthen our talent pipeline.
- Can apply a broad and long-term perspective to decisions based on daily operational activities to drive results.
Education & Experience
Required:
- Bachelor’s degree in Real Estate, Management, Finance or Business Administration or a related field or comparable proven experience.
- 10+ years’ experience in property management or related industry is required. A minimum of 5 years supervisory experience is required, with experience managing managers preferred.
- Yardi systems knowledge and experience required
- Strong financial acumen; must understand the components driving P&L.
- Track record of creating/executing on strategic plans increasing NOI.
- Demonstrated success in leadership, team member development and team building
- Presentation, written and verbal communication skills.
- Ability to prioritize tasks to ensure corporate goals and time frames are met.
- Proven improvement of process and operating results.
- Exceptional customer-service skills; demonstrated ability to maintain strong working relations with both internal and external clients.
- Demonstrated ability to manage multiple and complex operational matters on a daily basis.
The salary range for this position is $125,000-$135,000, plus annual cash bonus and equity, and is dependent on qualifications.
