Residential Property Manager
Job description
The Residential Property Manager is responsible for overseeing and managing the overall performance of their properties, and promoting resident satisfaction. The Residential Property Manager is responsible for resident interactions, team management, increasing resident retention, completing accounting and bookkeeping tasks, preparing monthly close-out, collecting rent, fees, and other payments, and completing deposit dispositions and account reconciliations. The Residential Property manager will also provide leasing and marketing activities onsite.
KEY RESPONSIBILITIES
- Recruit, supervise, train, mentor and develop all onsite staffing, taking corrective action in coordination with Human Resources when needed.
- Identify deficiencies and implement corrective action plans.
- Handle resident issues and manage the property’s overall online reputation.
- Manage rent collections, late notices and oversee the administration of accounting functions for the RLD communities.
- Manage delinquency and file evictions as necessary.
- Submit invoices and payables in a timely manner to the Controller.
- Process notices to vacate and move-outs.
- Walk the properties regularly and inspect for cleanliness and curb appeal.
- Complete accounting month-end.
- Completes other accounting, administrative, and other duties as assigned or necessary.
- Processing applications, leases, and move-in paperwork.
- Greeting, qualifying, touring, and closing prospects.
- Proactively manage outreach and lead generation, converting leads into leases. This includes interacting with neighborhood groups and community organizations.
- Provide a professional, positive, and engaging experience for prospects while touring the Townhouses and communities.
- Assist in the preparation of marketing material to include newsletters, market surveys and resident activities.
- Must assist and/or work during onsite events as needed.
JOB REQUIREMENTS
*** Licensed Realtors or Brokers: It is against company policy to practice while employed by Rewards Luxury Development Rentals. Active licenses must be placed on hold and not used if employed by Rewards Luxury Development. ***
- Minimum 5 years of experience in property management as a Leasing Manager and Residential Property Manager.
- Ability to train, develop, lead and mentor.
- Strong operational background required.
- Strong collections experience and Accounting/Bookkeeping skills required.
- YARDI or other property management software experience preferred.
- Team player with excellent leadership, supervisory and analytical skills.
- Must assist and/or work during onsite events as needed.
- Self-motivated, responsible, accountable, and mature, with a desire to excel and grow.
- Excellent verbal and written communication skills.

Pay: $55,646.00 - $60,517.00 per year
