Provide guidance to skilled technicians engaged in the maintenance and repair of mechanical and structural properties of all City buildings, including plumbing, electrical, carpentry, painting, masonry, and HVAC.

Essential Job Functions
  • Oversee and participate in a variety of maintenance and repair work on facility equipment, including pumps, fans, gearboxes, shafts, chemical feed equipment, water lines, valves, belts, motors, electrical panels, generators, and boilers.

  • Oversee and participate in electrical and plumbing work; replace fixtures, switches, receptacles, and wiring; and repair faucets, valves, and lines. Diagnose and repair emergency pumps, sump pumps, and re-pressurization pumps.

  • Diagnose, repair, and maintain chillers, air conditioning units, cooling towers, split systems, large boilers, and various heating units.

  • Operate a variety of standard power tools and equipment in facility maintenance and repair activities on a regular basis.

  • Prepare and paint walls, floors, and ceilings.

  • Operate a variety of standard power tools and equipment in building construction maintenance and repair activities on a regular basis.

Ancillary Job Functions
  • Perform preventative maintenance on buildings, appliances, plumbing, and electrical fixtures.

  • Use shovel and operate snow removal equipment to clear sidewalks of snow.

  • Maintain records and logs as needed.

  • Perform other related duties as assigned.

Education and Experience - An equivalent combination of education, training and experience will be considered
  • High school diploma or equivalent.

  • Universal HVAC certification.

  • Minimum of five years of journey-level experience in a related trade.

  • Must maintain a valid driver’s license.

Knowledge, Skills and Abilities which may be representative, but not all-inclusive of those commonly associated with this position
  • Considerable knowledge of practices, tools, and equipment associated with one or more trades such as carpentry, plumbing, electrical, painting, masonry, or HVAC.

  • Ability to operate standard hand and power tools and equipment in a safe, efficient manner.

  • Considerable knowledge of safety standards and precautions pertaining to maintenance and repair work.

  • Ability to diagnose and make repairs on a variety of facility equipment and systems.

  • Ability to operate computerized HVAC controls.

  • Ability to work from sketches, drawings, and blueprints.

  • Ability to follow oral and written instructions.

  • Ability to work cooperatively with others.

  • Ability to work on-call and respond within 30 minutes at all hours of the day/night.

  • May be exposed to wet/humid conditions, inclement outdoor weather, vibration, extreme temperatures, mechanical oils, airborne particles/fumes, moving mechanical parts, risk of electrical shock, potentially hazardous or cancer-causing agents/chemicals, or loud noise levels.

  • May be required to work in confined spaces, hazardous traffic conditions, or high/dangerous places.

  • May be required to wear a respirator in certain situations.

  • Regularly required to talk and listen.

  • Must be able to have repetitive wrist, hand, and/or finger movement to type and work on computer.

  • Must have clarity of vision, three-dimensional vision, precise hand-eye coordination, and ability to identify and distinguish colors.

  • May be required to lift 100 or more pounds.

  • Regular attendance is a necessary and essential function.
