JOB SUMMARY Under administrative direction, supervises the operations of maintenance personnel to meet the needs of the area of responsibility. .Supervises skilled, general maintenance, skilled heating, ventilation, door access, electric and air conditioning (HVAC) mechanics; assigns work orders and routine maintenance tasks; assigns and/or supervises equipment projects and repairs; meets established time schedules.

CHARACTERISTIC JOB TASKS AND RESPONSIBILITIES

1. Supervises skilled, general maintenance, skilled heating, ventilation, door access, electric and air conditioning (HVAC) mechanics; assigns work orders and routine maintenance tasks; assigns and/or supervises equipment projects and repairs; meets established time schedules.

2. Oversees outside contractors; performs follow-up investigations; monitors results of maintenance projects, preventive maintenance, and energy management programs.

3. Monitors the status of projects and pending problems; exercises good judgment and problem resolution; shifts workload based on priority demands.

4. Serves as emergency essential position and as on-call supervisor in rotation. 5. Performs other duties as assigned.

KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS

General knowledge of plumbing, carpentry, electrical and general maintenance procedures.

Strong knowledge of HVAC systems and operations.

Knowledge of building automation systems.

Supervisory skills.

Organizational/planning skill.

Verbal and written communication skills.

Accounting skills.

Strong computer and software skills.

Ability to draft project proposals.

Ability to troubleshoot, modify, and maintain maintenance systems and equipment.

Ability to administer union contracts.

Ability to exert above average physical effort including walking across campus, lifting, bending, and carrying light to moderately heavy materials or equipment

MINIMUM QUALIFICATIONS

Associate’s degree; supplemented with three (3) years of related work experience.
