Overview:
A Maintenance Technician ensures that a facility remains in operating form. Daily tasks will vary day-to-day based on what needs attention at the time, but can frequently include repairs, aesthetic work or maintaining the facility’s equipment.
Responsibilities:
A Maintenance Technician is responsible for keeping a facility operating and repairing any known issues before they degrade further. A Maintenance Technician will usually be required to perform a wide range of repair tasks around a facility. Some other tasks a Maintenance Technician may be called upon to do include:
- Performing routine maintenance around assigned buildings such as fixing cosmetic damages. For example: windows, doors, or wall repairs
- Repairing broken or leaking plumbing to avoid water damage and restore full use of water
- Repair/Replace plumbing/restroom fixtures as needed
- Repairing small electrical issues, such as changing outlets, switches, and lighting
- Address emergency electrical issues such as shorted or cut wiring that could cause a fire hazard
- Maintain each building’s HVAC equipment in order to keep climate control in the building functioning properly
- Addressing or repairing potential safety hazards to avoid injuries to guests or teammates
- Perform Preventive Maintenance tasks, as assigned by the PM plan for each building. For example, changing HVAC filters, and belts, replacing expansion joints, and completing a thorough property and equipment inspection.
- Repair/Replace operational equipment to keep each store operating at full capacity, such as repair/replace oil guns, pumps, hoses, compressors, lifts, etc.
- Be able to perform equipment installations, such as air compressors, pumps and hoses.
- Report completed work and time in the company’s CMMS system
- Other duties as assigned
- General plumbing knowledge to address leaks, clogs, drainage issues, and replacing fixtures
- General electrical knowledge to change out outlets, switches, address emergency issues, and identify potential problems
- General carpentry skills to handle basic repairs around the building
- Mechanical knowledge, preferably with automotive service equipment and tools. Such as oil delivery guns and pumps; air compressors, and lifts.
- Interpersonal skills to interact with teammates, managers, and contracted vendors.
- Attention to detail to ensure all jobs are completed in an exemplary manner and any potential hazards or warning signs of issues are identified and addressed.
- Physical endurance to handle a full shift of being active, which could include lifting, bending, stooping, climbing on ladder, walking on roofs, and working in confined spaces.
- Ability to work in hot or cold environments
- Organizational, prioritization and time management skills
- Ability to use company’s CMMS system and office applications
