SUMMARY OF RESPONSIBILITIES
Project Coordinators are responsible for supporting and working alongside Project Managers, Project Engineers, Superintendents, and other project staff in the management, organization, and tracking of project documentation. They are primarily responsible for subcontractor compliance such as insurance, lien waivers and certified payroll reports, and project closeout tasks. Project Coordinators are expected to follow Jackson policies and procedures, seek advice, and use discretion and judgment as necessary.

ESSENTIAL DUTIES/FUNCTIONS
Ensure subcontractor compliance and proper payment procedures through verification and assessment of insurance certificates, certified payroll reports, background check results, lien waivers, and supporting documentation or other project-specific requirements.
Proof, send out, and attach appropriate documentation to subcontract agreements and purchase orders. Oversee the process and follow up to ensure execution.
Organize project documentation, reconcile, and save all project documentation upon project closeout. Ensure project-related documents are saved in Procore.
Understand subcontract agreement language that pertains to subcontractor payment and documentation requirements
Obtain and coordinate permits (City, County, State, SWPPP, Utilities) as directed by the project team.
Create an Operations & Maintenance Manual to be submitted for the owner s use in conjunction with the project team and in accordance with the project specifications and owner requirements.
Reception/front desk backup for local office as needed.
Other duties as assigned.

Handle all interactions with coworkers, subcontractors, clients, the public, etc. in a manner designed to build and maintain long-term relationships.
Go the extra mile to ensure the project is successful and with complete satisfaction of the client by double-checking all critical work deliverables to minimize mistakes.
Complete all tasks with pride of ownership.
Never stop improving by initiating personal development strategies and suggestions for company-wide process improvements.
Excellent written and verbal communication skills.
Self-motivation, punctuality, and the ability to manage multiple tasks including the ability to self-manage and exercise independent judgment appropriately and consistently.

EXPERIENCE & SKILLS DESIRED
Construction experience is desired
Preferred experience with the following programs: Microsoft Office Suite including Word, Excel, PowerPoint, and Publisher

CERTIFICATES & LICENSES
Notary certification is desired
