Pacific Gateway Properties ("PGP") is seeking a Property Manager to be a part of our Southbay/Mid-Peninsula property management team. Your primary responsibility will be the management of the day-to-day operations of your defined portfolio covering properties from San Jose to Redwood City. You would work with our team to maximize the performance and value of the properties you oversee.

The candidate must be living somewhere between Southbay to the mid-Peninsula area and will have the flexibility to work remotely 2 - 3 days per week. Overall the successful candidate will be living within 30 minutes of the properties managed.

$75,000 - $85,000 yearly

• Develop and maintain good working relationships with tenants, staff, management, vendors and ownership. Ensure tenant satisfaction and resolve issues
• Point of contact to resolve tenant complaints, enforce rules, and good working knowledge of lease terms and conditions
• Regular onsite inspections at properties to identify preventative maintenance, check in on tenants, and check in on vendors to ensure they are performing their duties satisfactorily
• Coordinate Maintenance Requests – Respond in a timely manner
• Manage and control property operating expenses. Periodic reviews of services which might need to be adjusted, and able to bid and manage vendor contracts
• Assist with monthly financials to ensure accuracy
• Assist with verification Tenants have renewed Insurance per lease agreement
• Create property budgets, forecast capital expenditures, and complete CAM Reconciliations
• Leasing - Market and tour vacant units at properties managed, create marketing initiatives that generate new leads
• Preparation of lease agreements and all aspects of tenant move in's and move out's within the tenant life cycle

• A valid Real Estate License is required for this job
• Enjoys negotiating and cultivating a rapport with clients and team members
• 1-2 years of customer service and sales experience preferred
• Excellent computer skills, including Microsoft Office
• Great with people– warm, friendly and helpful in person and on the phone
• Some weekend and evening hours required
