The Real Estate Director oversees all Company real estate activities including site selection, leasing, and acquisitions. Evaluates properties to ensure organizational needs are met. Responsible for all facility operations within Company portfolio. Creates strategies and develops budgets/policies/procedures to support the real estate/facilities infrastructure.
Key Accountabilities:
  • Manage facility and office management staff. Ensures daily operations at all offices and mailrooms are carried out with proper staffing within assigned portfolio.
  • Maintain relationships with real estate brokers, landlords, and property managers.
  • Meet with Company leaders to determine office needs.
  • Manage the Company leasing process. Review documentation to ensure tenant obligations are fulfilled. This includes new office openings, acquisitions, renewing existing leases, or office closures.
  • Interact as liaison between insurance companies and landlords to ensure all lease requirements are met.
  • Ensure activities related to facility planning/space allocation, new office openings, moving, and closing offices meet established timelines.
  • Direct all physical security operations for the Company. Ensure policy/procedures are in place at all sites.
  • Manage outside consultants, as required, to meet project and/or organizational goals.
  • Develop the real estate/facilities annual budget.
  • Develop presentations and other communications about department activities (i.e., projects, new sites).
  • Analyze the real estate portfolio and present to Company leadership quarterly.
  • Oversee vendor coordination, contract administration & maintenance for all facilities within portfolio.
  • Manage Business Continuity Plan for assigned areas.
  • Maintain records, prepare weekly, monthly & quarterly reports, and compose correspondence related to all real estate/facility activities.
  • Complies with internal controls.
  • In addition to the above key responsibilities, you may be required to undertake other duties from time to time as the Company may reasonably require.
Technical Knowledge:
  • Knowledge of real estate management as demonstrated by work experience or education.
  • Understand construction principles and oversee all tenant improvements.
  • Knowledge of best practices in building policies and procedures
  • Advanced knowledge of Microsoft Outlook (Exchange), Word, Excel and PowerPoint
Experience:
  • 10+ years of experience in corporate real estate, property/facilities management, or a similar role.
  • Bachelor’s degree in business related field. MBA desirable.
  • Excellent interpersonal, communication, and presentation skills.
  • Need a positive and flexible attitude.
  • Must demonstrate excellent judgement and problem-solving skills and be adept at making expedient decisions.
  • Excellent organizational capabilities with the ability to prioritize workload and work on multiple projects simultaneously.
  • Ability to work independently.
  • Willing to travel up to 25%.
  • Available to work overtime as needed.
