We are looking for an experienced Property Manager to join our team. The ideal candidate will have a strong background in property management, including tenant relations, budgeting, and maintenance. The Property Manager will be responsible for managing all aspects of the property, from leasing and marketing to tenant relations and maintenance. SELF STORAGE LEASING AGENT JOB DESCRIPTION

REPORTS TO: OWNER, REGIONAL MANAGER

OVERVIEW: The Property Manager is the community’s representative whose primary duties are to greet clients, to present professionally the features and benefits of their assigned facility, and properly secure lease agreements from qualified persons. A Property Manager is very service oriented and strives to make current residents feel welcome and comfortable in their community. The Property Manager will contact a person of authority should any situation warrant an action of decision not included in his or her duties and responsibilities.

DUTIES AND RESPONSIBILITIES:

· Conduct all business in accordance with Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

· Position requires the Property Manager to perform all responsibilities listed in this job description.

· A Property Manager is to keep every job site clean and safe and perform all duties in a manner that is conducive to create a safe and hazard free environment

· When not in the office the Property Manager is to post a sign on the office door or in the office window, clearly visible to current and prospective tenants, stating what time Property Manager will be back in the office.

MARKETING/LEASING

· Maintains a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.

· Inspect exterior buildings daily to ensure cleanliness and inspect exteriors and common areas of buildings for maintenance related issues and to ensure units are property secured.

· Perform routine tasks such as cutting locks, replacing slides, weed eating, mowing, or when necessary or directed.

· Track work orders and maintenance issues, record them, and dispatch appropriate party to address issue.

· Answers incoming phone calls and handles each call accordingly, whether it is a client call, resident, service request, etc. Promptly responds to all email and texting communication.

· Immediately record all telephone, email leads and in-person visits on appropriate reports.

· Greets prospective residents, qualifies, determines needs and preferences, professionally presents community and specific apartments while communicating features and benefits.

· Immediately follow-up on prospects that did not close and attempt to close sale again. If unable to help prospect, refer them to sister communities to meet prospect’s needs.

· Update online advertising to reflect current market pricing on a weekly basis.

· Maintains awareness of local market conditions and trends. Contributes ideas to the Owner and Regional Manager for marketing community and for improving resident satisfaction.

· Occasionally will be asked to perform external market outreach at nearby businesses, organizations, etc.

· Represent the company in a professional manner at all times.

ADMINISTRATIVE

· Correctly completes all lease applications, assists with application verification and notifies prospective residents of results. Types miscellaneous resident communication as needed.

· Input all necessary information into management software

· Monthly Audit of delinquent tenants. Start storage auction process on those over 30 days delinquent.

· Completes all lease paperwork correctly including related addenda and accepts rents and deposits.

· Physically inspects community when on grounds, picks up litter and fixes any service needs immediately.

· Inventories office supplies on periodic basis. Reports need to Regional Manager.

· Organizes and files appropriate reports, leases and paperwork.

· Attends AIG PROPERTY MANAGEMENT, LLC meetings when requested.

· Prepares weekly reports, resident communications, move-out inventory, market surveys etc.

· Distribute all company or community-issued notices.

GENERAL

· Cleans out units and ensures they are ready for future move ins

· Lock those units more than 5 days behind, unlock them when balance is brought current

· Mows lawn, trims, ensures property grounds maintain orderly appearance

· Coordinates work order items with 3rdparty vendors and/or PROPERTY MANAGER/MAINTENACE PERSONNEL

· Maintain clean/orderly office

· Performs any additional duties assigned by Owner or Regional Manager.

· Attendance is an imperative job function.

Employees must fulfill the performance standards of this position and comply with policies, rules and procedures of the company, including those set out or otherwise communicated (verbally or written) to employees.

QUALIFICATIONS

Position requires excellent leasing and closing skills, and the person must have basic computer skills and be organized. Employees will be required to work a flexible workweek including occasional weekends. Leasing experience is not required but applicant must be able to demonstrate they can fulfill the above requirements.

DRIVING/TRAVELING REQUIREMENTS

· Occasional need (1% to 15% of the time) to utilize personal transportation to use personnel transportation.

· Must have valid driver’s license and automobile insurance.he successful candidate will have excellent communication skills, a commitment to customer service, and the ability to handle multiple tasks simultaneously.

Job Type: Full-time

Pay: $16.00 - $18.00 per hour
