Candidate Requirements:

• Role covers Scotland and North of England (down to Sheffield and Doncaster). Travel will be required between areas.
• Ideal candidate comes from a projects and small works background Construction Design Management - 2015 regulations
• All types of projects - mechanical, AC, electrical, building fabrics.
• Just need to know their way around them
• Customer facing - meeting customers and prospective sub-contractors
• Salary c£45,000 but there may be some flexibility on that
• A company car is provided, but no car allowance
• Can be electric or diesel car (ideally electric due to green policies but can be either)
• Normal working hours of Monday to Friday, 8:00am to 5:00pm.
• Not required to work from an office, so if they have the ability to work from home they can, but must be able to travel
• It doesn't matter where the candidate is based.
• The previous manager was based in Glasgow but they can be anywhere in the region as long as they can travel.
• Hiring Manager is based in Aberdeen - if the candidate is based in the Newcastle, Glasgow, Edinburgh, Aberdeen regions then that is good.
• The biggest client in this role is the Royal Bank of Scotland so vast majority of the work will be shop front of the banks.
• Other contracts are mainly retail
• Contracts will be up to £50,000
• No direct labour to manage, it will all be sub-contractors

Job objectives and responsibilities

• To support the delivery of small works to an individual value of circa £40k secured by MTFM forming part of the maintenance contract in a profitable and creditable way whilst endeavouring to exceed customer expectations.
• To work up to a demonstrable competency level of building services small works management.
• To keep close professional contact with clients to be able to monitor customer satisfaction.
• To ensure the company Health & Safety policy is adhered to.
• To ensure compliance with the Client Maintenance Quality Management System and be instrumental in leading and implementing the procedures and instructions with particular attention to the areas of responsibility indicated in the document.

Main duties

• To manage the end to end process of small works awards both operationally and financially to ensure correct operation within budget.
• To prepare estimates and quotations with appropriate back up documentation in accordance with company procedures.
• To prepare CDM and supervisory documents for the Small Works Manager to deliver.
• To accept and clarify customer orders up to an agreed level.
• To process small work awards within designated areas, liaise with the operational teams to arrive at the appropriate delivery route either delivery by small work manager operation, self-delivery or specialist contractors
• Liaise with the Head of Operations, to ensure the effective deployment in completing electrical, mechanical, building fabric and any other associated small works.
• To supervise and monitor direct and sub-contractor labour to ensure the expected standards of Client Technical services are maintained in line with Client Procedures

Prepare programmes to meet contract requirements and optimise the use of direct and sub-contract labour
