We are looking for a Senior Project Manager. Senior Project Manager will be responsible for Facilities construction, refresh, and renovation projects. Projects will range from major renovations to multiple refresh and/or capital projects. As a Senior Project Manager, you will be directly responsible for executing complex project goals through agile and strategic leadership.
In this critical role, the candidate will organize and prioritize key projects for the Real Estate and Facilities leadership team. Candidate will be tasked with providing a structured approach to multiple projects for the Facilities and Real Estate functions while ensuring priorities are meeting key performance metrics. Additionally, the candidate must be able to work in the ever changing and fast paced role supporting a BPO (Business Process Outsourcing) company.

Primary Responsibilities
- Lead a variety of short-term, cross-organizational projects through project management and process coordination track reporting, deadlines, quality assurance, presentations.
- Facilitate initiation of all critical project meetings and coordination exercises with internal staff, key stakeholders and external users to ensure responsibilities are efficiently, accurately and effectively communicated.
- Manage project performance against schedules, scheduled milestones and critical path items on multiple projects.
- Work closely with Procurement/Sourcing functions with an extreme focus on reducing cost, identifying VE (Value Engineering) opportunities, and going after the last cost savings opportunities.
- Negotiate with key vendors/suppliers to ensure best pricing and adhere to company Sourcing policies.
- Manage vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and customer expectations.
- Own performance metrics and ensure all projects align in meeting those metrics.
- Assist leadership to identify priorities, strategically align time with those priorities, ensuring progress and completion.
- Develop and execute project specific and customer driven goals, schedules, budgets, strategy and detailed assumptions with methodology for accomplishing and/or managing goals and objectives.
- Build and maintain rapport with client representatives and ensure that the scopes of project and outside business forces affecting the project is fully understood and that specific deliverables are fully understood with performance standards and other relevant criteria.
- Coordinate any necessary due diligence efforts on behalf of the internal team, project partners, customers and/or end users, maintaining and delivering all appropriate documentation.
- Develop a detailed project budget based on historical and market data and clearly defined set of budget assumptions.
- Facilitate and ensure standards are updated and documented with proper pricing set to support through negotiated contracts.
- Guide the client and team through the design implementation process including conceptual, schematic, design development and construction documentation and signoff.
- Develop and maintain Master Project Schedules and manage the successful execution of projects so that completion falls within intended time-frames.
Role Based Competencies:
- Ability to manage all aspects of construction projects effectively and efficiently including, but not limited to budgeting, scheduling, submittals, change orders.
- Strong interpersonal skills with an ability to interact with executive level external and internal customers as well as external team members (architects, contractors, client's representatives, etc.).
- Highly competency in vendor, supplier, and landlord negotiations.
- Detail-oriented with excellent verbal and written communications skills, strong ability to plan and forecast, and strong organizational skills.
- Self-starter able to work independently while keeping Sr. Director appraised of progress and issues.
- Ability to set priorities, handle multiple assignments, and work with diplomacy and efficiency.
- Ability to regularly communicate analyzed data to client and team to achieve project goals.
- Strong working knowledge of architectural drawings and furniture and space planning concepts.
- Highly organized with strong analytical skills.
Required Qualifications
- A bachelor's degree or equivalent in education and experience, and a minimum of (10) ten years of related real estate and facilities construction experience.
- Extensive experience with vendor/supplier negotiations with successful track record of cost savings, RFP's, and negotiations.
- Extensive knowledge of MS Office applications and MS Project.
- PMP certification required.
- LEED, AIA, CFM certifications preferred.
